What to Do if the Zoning Permit is Denied
In some instances, a zoning permit may be denied because it does not meet the provisions of the Township Zoning Code. In that instance you may seek a variance or other approval required under Ordinance.
Obtaining a Bulk Variance or Conditional Use Variance
In the event a zoning permit is denied, or you have already determined that your project does not meet the provisions of the Township Zoning Code, a variance or other required type of application to the Zoning Board of Adjustment or Planning Board may be requested. Per Municipal Land Use Law, a zoning permit denial is not required to initiate the variance process.
The Land Use Application form for Residential use (bulk variance, use variances, conditional use, interpretation of Zoning Map or Ordinance, Appeal of Decision, Waiver of Development Standards) may be found here (link).
The Land Use Application for Non-Residential Use (bulk variance, use variances, conditional use, informal/concept review, site plan/site plan waiver, subdivision, interpretation of Zoning Map or Ordinance, Appeal of Decision, Waiver of Development Standards, submission waiver) may be found here (link).
Both application forms include hyperlinks to the Township Code, fee schedule, etc.
Upcoming Planning and Zoning Board of Adjustment hearing dates may be found at the bottom of the Community Development Information page.
All applications to the Board must be provided in hard copy and digital copy as per Township Policy (link to the Online Posting notice).
Please contact the Board Secretary at 856-983-2900 ext. 2083 for questions regarding your specific project, application submission requirements, and/or required documents/electronic submissions.
